We are dedicated to finding the best home for you! But we can’t do that without getting to know you first. During a buyers orientation our agents will meet with you to go over your desired wants and needs in a home.

In addition, we will spend time educating you on the buying process so that you understand what is coming and feel completely comfortable with the transaction process. Every transaction is different but we have found educated buyers are more likely to get a better deal and have a better buying experience than clients that don’t go through a buyers orientation. Being educated makes the process so much more Fun!

New to Central Kentucky? We can help with that as well by providing a virtual tour of our area before we even start the home search process. Our team is prepared to help educate you on our community and find the best location for your needs.

#2 Loan Pre-Approval

You’ll know if you like a house emotionally when you walk through the front door, but are you intellectually prepared for the purchase? Our team will help you navigate the steps of selecting a loan type and obtaining a pre-approval from a lender. #3 Home Search

The excitement is real, the time is now! You’ve worked hard to prepare for buying a new home and now you can start to enjoy the home search. We work with all our clients in a “teamwork” mentality. Online searching is a key tool in today’s home search.

You can use our platforms or any platform of your choice and we will be searching the MLS daily for your house. If we see a house or you see one online we will send them to each other to assess if the house aligns with your needs.

As we find houses you want to see, showings will be confirmed with the sellers prior to seeing a home. Many times there are special instructions we need to get from the sellers prior to entering their house. We are guests in their home and the better we treat the sellers and property, the more memorable we will be in the sellers minds. That could make a difference in respect to our offer.

Once we find a home you love, we will develop a strategy to purchase the property. It all starts with a Comparative market analysis (CMA) to determine the value. From there we determine the market environment on this property and discuss your offer. Remember making a home purchase is both emotional and intellectual so having a plan and sticking to it is what keeps you from making an unbalanced purchase.

 
 

#5 OFFER & NEGOTIATIONS

LET’S FIND A DEAL

Your financial plan is in place, you’ve found a home you love, now let’s see if we can find a deal both you and the sellers can agree on! Negotiations can be exhilarating and nerve-racking at the same time which is why we are here to help. Most sellers aren’t going to take the first offer we write, be prepared to negotiate price, closing date, escrow funds as well as general terms and conditions.
Pro Tip: Make a solid offer. It will only hurt if we make an unrealistic offer.

#6 TRANSACTION TO CLOSING

YOU’RE UNDER CONTRACT

Congratulations, you are now under contract to purchase a home. This is when the real work begins as we navigate a smooth transaction to get both parties to the closing table. It takes a team to make it happen and most transactions require the coordination of 8-10 parties on average, but don’t worry we have you covered. We will make sure you’re abiding by the purchase contract and taking the necessary steps to purchase your home.
